IAC Properties Breaks Ground on 727,000-SF Industrial Project South of Dallas
IAC Properties has broken ground on a major speculative industrial development in the southern Dallas suburbs, betting on continued demand from logistics and distribution tenants in one of the nation's busiest freight corridors.
Project Details
IAC Pleasant Run will comprise two buildings totaling 727,080 square feet on a 52.8-acre site in Lancaster, Texas, approximately 15 miles south of downtown Dallas.
The larger of the two buildings will span 457,646 square feet, with the second at 269,434 square feet. Combined, the project will feature 127 dock doors, four drive-in doors, 7,941 square feet of office space, and parking for 532 cars and 201 trailers.
Ware Malcomb designed the project, Krusinski Construction Co. is serving as general contractor, and Kimley-Horn is handling civil engineering and landscape architecture. Construction commenced in December 2025, with completion targeted for Q1 2027.
DFW Industrial Market
The Dallas-Fort Worth metroplex remains one of the most active industrial markets in the country, driven by its central location along major interstate corridors, access to intermodal facilities, and proximity to a rapidly growing population base.
Lancaster and the broader southern Dallas submarket have attracted significant logistics investment in recent years due to relatively lower land costs and strong connectivity via Interstate 35E, Interstate 20, and State Highway 342.
IAC Pleasant Run is being developed on a speculative basis, reflecting developer confidence that tenant demand will absorb the new space ahead of or shortly after delivery.
