According to Commercial Observer, Loeb & Loeb has expanded its office presence at Rudin’s 345 Park Avenue to 178,959 square feet, deepening a relationship that dates back more than three decades.

The law firm signed a 16-year extension for its existing 160,051 square feet on the 18th through 21st floors and added 18,908 square feet on part of the 13th floor, the landlord said. Loeb & Loeb has maintained its New York City headquarters at the Midtown East tower since 1993.

Key Details

Loeb & Loeb is the tenant in the transaction, while Rudin is the landlord. The firm has more than 450 attorneys across the U.S. and Asia, according to the report.

The expansion brings Loeb & Loeb’s total footprint at 345 Park Avenue to 178,959 square feet. Its renewed space covers the 18th through 21st floors, and the added space comes from part of the 13th floor. The lease extension runs for 16 years.

Rudin did not disclose the asking rent for the building. Commercial Observer reported that the average office asking rent in Midtown was $86.55 per square foot in May, citing CBRE.

Our continued investment in 345 Park to ensure it remains a top corporate destination in the heart of the Plaza District was a key factor in their leasing decision.”

On the tenant side, Lewis Miller, Ken Rapp, Michael Wellen and Alex Kucera of CBRE negotiated for Loeb & Loeb. Robert Steinman represented the landlord in-house.

The property occupies a full block bounded by Park and Lexington avenues and East 51st and East 52nd streets. The building was also the site of a mass shooting in July 2025 that killed four people, including two real estate professionals.

Other recent deals at the property include a 22,000-square-foot lease signed in April by French chef Cyril Lignac for a Franco-Asian restaurant concept, as well as a 38,000-square-foot lease signed in February by East West Bank.

Why It Matters

For office-market watchers, the deal shows a long-established legal tenant recommitting to a major Plaza District address while also taking additional space. In a market where landlords continue to compete for top-tier occupiers, a long-term extension paired with an expansion is a meaningful sign of stability for both the building and the broader Midtown office leasing landscape.
