Rio Capital Investments has acquired Plaza West at Aurora Town Center, a 95,000-square-foot shopping center at 13670 E. Alameda Ave. in Aurora, for $15.7 million. According to ConnectCRE, the purchase was aided by a $10.24 million promissory note from United Omaha Life Insurance Company.

Plaza West at Aurora Town Center was built in 1984 and 1985. The retail center is anchored by Harbor Freight Tools and Dollar Tree. Other tenants named in the source include Colorado Pro Gym, Tendercare Dental and the third location of King Buffet.
The property has changed hands recently. The shopping center last sold for $8 million in 2024. At the time of that previous sale, Plaza West was 65% occupied. Before selling the asset to Rio Capital Investments, Arileus fully leased the center.
The financing component disclosed in the report was a $10.24 million promissory note from United Omaha Life Insurance Company, which helped support Rio Capital Investments' acquisition of the property.
