Hilltide Capital Acquires Stonesthrow Crossing Retail Center in Greensboro

According to Shopping Center Business, Legacy Realty Group negotiated the sale of Stonesthrow Crossing, a 92,110-square-foot retail center at the intersection of Farmington Drive and W. Gate City Boulevard in Greensboro, North Carolina. Charlotte-based Hilltide Capital purchased the property from locally based Koury Corp. in an off-market transaction.
The retail center is anchored by Roses Department Store and also includes tenants such as Harbor Freight Tools. The property is also set to be shadow anchored by a new Rural King location that is scheduled to open in 2027, adding a future adjacent draw to the asset.
Key Details
Legacy Realty Group Advisors' Jacob Baruch and Ari Warshaw represented both sides of the transaction. Hilltide Capital was the buyer, while Koury Corp. was the seller.
Stonesthrow Crossing totals 92,110 square feet and sits at a prominent Greensboro intersection at Farmington Drive and W. Gate City Boulevard. Roses Department Store serves as the anchor tenant, with Harbor Freight Tools listed among the additional occupants.
The transaction was completed off-market, a structure that often reflects targeted dealmaking between identified buyers and sellers rather than a broadly marketed sale process. The source did not disclose the sale price or other financial terms.
On the merchandising front, the center is expected to benefit from a new Rural King store scheduled to open in 2027 as a shadow anchor. While that future opening is separate from the sale itself, it provides part of the context around the property’s position within its retail corridor.
Why It Matters
For retail real estate professionals, the deal highlights continued investor interest in anchored neighborhood and community shopping centers with established tenants and visible locations. Assets with a department store anchor, complementary national users and future nearby retail additions can draw attention from buyers looking for centers with existing traffic drivers and potential long-term relevance in their trade areas.
The off-market nature of the transaction is also notable. Deals completed outside a formal marketing process can signal strong relationships among owners, buyers and brokerage teams, particularly when both sides are represented by the same advisors. In this case, Legacy Realty Group handled both the buyer and seller representation, helping bring the Greensboro retail center to a close between Hilltide Capital and Koury Corp.
