Logistics Property Co. has acquired a 74-acre site at 23960 South Houbolt Road in Joliet, Illinois, for a planned warehouse totaling 1,279,700 square feet, according to the developer's November 2 announcement.

The company expects construction to begin in spring 2027 and delivery in spring 2028. It describes the project as speculative but also available as a build-to-suit. Plans call for 40-foot clear height and cross-dock loading.

The site is near BNSF's Logistics Park Chicago Intermodal and Union Pacific's Global 4 Intermodal Terminal. The developer says the Houbolt Road Extension provides access to Interstate 55 and Interstate 80.

Ben Fish and Vince Pergande of Logistics Property Co. worked with Cushman & Wakefield's Ryan Klink on the acquisition. Klink, Jason West and Sean Henrick will handle leasing. Architects Plus Design is the architect, and Jacob & Hefner Associates is the civil engineer, according to the announcement.
